Job Title: Residential Property Administrator (Non-exempt, hourly) 

Reports To: Residential Property Manager

Duties and Responsibilities/Administrative Responsibilities

• Create a sense of community with staff and residents. 

• Assist Residential Property Manager with monthly resident happy hours. 

• Answer phone calls and e-mails and assist with all resident inquiries/complaints. 

• Coordinate resident & guest pool passes (where applicable) and resident inquiries regarding packages. 

• Assist the Residential Property Manager with achieving the financial and operational goals of the property. 

• Work as liaison between Maintenance and residents to ensure that work orders are handled in a timely manner. Follow-up with residents once Maintenance notifies office that work orders are completed. 

• Assist with renewal follow-up communication to residents and renewal response tracking. 

• Responsible for security deposit collection for new move-in’s and send to corporate to be deposited within twentyfour (24) hours. Understand and execute no cash accepted policy. 

• Work with Residential Property Manager and Maintenance to ensure apartments are inspected and ready prior to move-in day. Coordinate move-in details with future residents and perform move-in inspections with new residents. 

• Work closely with Maintenance and the Residential Property Manager to ensure apartments are turned around quickly and ready for immediate leasing. 

• Understand, interpret, and apply applicable Federal and State Housing Regulations.

Qualifications:

• Must present a neat, professional, and positive image always. 

• Superior communication and organizational skills required. 

• Assertive character traits with a customer service focused attitude.

• Ability to multi-task in a fast-paced environment and be detail oriented with procedures and paperwork. 

• Must be able to work well in a team environment.

Education:

• High school diploma required. 

• Bachelor’s degree in related field strongly preferred.

Experience:

• No property management experience required. 

• Working knowledge of Microsoft Office products.

Physical Requirements:

• Requires prolonged sitting. 

• Requires frequent operation of office equipment, such as a computer, telephone, etc. 

• Occasional stretching and / or bending to access file cabinets, office equipment, etc. 

• Occasional standing and walking required.
